Moving to Panama City Beach -what should I know?

Hey, I'm a teacher here and Household incomes average around $78,921 in Panama City Beach. Homes are going for about $417,800 on average. The suburbs are where most families end up. The city has invested a lot in new development. Am I wrong here? It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level.
