Panama City Beach housing prices -when will it stop?
Curious what people think. Just moved here 2 months ago and Homes are going for about $417,800 on average. The median home value here is around $417,800, which is pretty steep. The unemployment rate is 1.6%, which is pretty low. People here are genuinely friendly, not just surface-level. The city has invested a lot in new development. What are your go-to spots? The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable. People here are genuinely friendly, not just surface-level.

Great question. I'll try to be comprehensive here.
I'm a contractor who relocated here from Atlanta about 13 years ago. The main reasons were work and my partner's job.
Pros I've experienced:
- Great outdoor activities nearby
- Low crime in most neighborhoods
- Strong sense of community
Cons that are real:
- Limited high-paying job options
- Not a lot of cultural diversity
Financially, we've found it underrated compared to where we came from. Older homes are where the value is. Groceries are pricey, gas is challenging.
Socially, the quality of life is solid. Your mileage may vary depending on what you're looking for..

Came here for cost of living and stayed because I have mixed feelings honestly. The safety is honestly hit or miss and I don't see that changing anytime soon.

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.

I'd say the biggest thing people don't talk about is school system. I'm still on the fence after all this time. Worth doing your research before committing.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in East for 15 years. Moved from Miami for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.
**Employment:**
government is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is surprisingly good - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. East schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Dating scene is rough. And outdoor recreation can be frustrating.
**Bottom line:**
For singles, I'd say this is a 8/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.

I've been living here for 4 years and I'd say it exceeded my expectations. The community vibe is challenging compared to other places I've lived. Overall Would recommend to anyone considering it..
