Is it worth buying in Papillion?

Hi all, We're a young couple and Average temperature is around 51--F, so expect cold winters. Household incomes average around $109,602 in Papillion. Homes are going for about $290,900 on average. Crime rate is something to consider -Papillion sits at 194.4 per 100K. The parks and outdoor areas are a huge plus. Public transit needs a lot of work honestly. What are your go-to spots? It's not perfect, but the community is solid. Property taxes are high but you get good services. The suburbs are where most families end up. The food scene here is surprisingly good. From a safety perspective, it really depends on the area. Some neighborhoods are excellent, others not so much. Do your research on specific streets.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a teacher, 54, moved here 10 years ago from Houston. I've lived in Fairview and Lakewood, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Good airport with direct flights
3. Strong sense of community
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Rising rent and home prices
3. The healthcare situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for couples. solid vibes, walkable.
- Lakewood: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt better than expected. Rent is about /mo. Groceries are manageable. Gas is pricey. You can live comfortably on $40K-$80K here.

As someone who grew up here, there are trade-offs but the good outweighs the bad. A lot has changed in the past few years though. community vibe used to be much manageable but now it's better than expected.
