Longtime lurker here, I'm a 29-year-old firefighter and Poverty rate is 22.7%, which is higher than I expected. Honestly, I think it's a great place if you know where to look. Worth the trade-offs? Thanks for reading. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. The weather takes some getting used to.

If you value healthcare, you'll love it. The cost of living is genuinely decent and I've found it was the best decision I ever made. My neighborhood (Maple Ridge) is established and I feel safe walking around at night.
But if you're coming from Atlanta, be prepared for the culture shock. community vibe is completely different here. And Limited public transit options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been in East for 8 years. Moved from San Francisco for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2023 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
retail is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
I love the pace of life here. The outdoor scene is average - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. East schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Nightlife is limited. And outdoor recreation can be frustrating.
**Bottom line:**

If you value cultural scene, you'll love it. The housing market is genuinely excellent and I've found I wouldn't want to live anywhere else right now. My neighborhood (Westside) is reasonable and I feel safe walking around at night.
But if you're coming from New York, be prepared for the culture shock. safety is completely different here. And Chain restaurants dominate.

Background: I'm a teacher, 45, moved here 6 years ago from Houston. I've lived in Sunset and Midtown, and traveled to most parts of the metro.
**What I love:**
1. Nice parks and green spaces
2. Diverse dining options
3. Lots of family-friendly activities
4. The people are generally decent - I found my community within the first year
**What I don't love:**
1. Limited shopping options
2. Far from beaches/mountains
3. The public transit situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for singles. surprisingly good vibes, walkable.
- Midtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Houston, everything felt pretty good. Rent is about /mo. Groceries are stable. Gas is growing. You can live comfortably on $60K-$130K here.

I've lived in North for about 6 years now, so I can give you a pretty detailed perspective.
there are trade-offs but the good outweighs the bad. When I first moved here from Raleigh, I was surprised by nightlife. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Low crime in most neighborhoods
- Decent public transit for the size
- The healthcare scene is surprisingly good
The downsides:
- Road conditions need improvement
- Far from beaches/mountains
