Housing in Parker compared to Charlotte

So, We have two kids and Poverty rate is 2.4%, which is pretty low. It's a a smaller city city with about 60,115 people. Average temperature is around 50--F, so expect cold winters. The median home value here is around $613,200, which is pretty steep. Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. Am I wrong here? The suburbs are where most families end up. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles. Night life is decent if you know the right spots. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a teacher, 33, moved here 1 years ago from Tampa. I've lived in Maple Ridge and Eastside, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Nice parks and green spaces
3. Strong job market in several industries
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Homeless population growing downtown
3. The walkability situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Maple Ridge: Great for retirees. tough vibes, walkable.
- Eastside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt challenging. Rent is about /mo. Groceries are affordable. Gas is competitive. You can live comfortably on $50K-$70K here.

OK so I've been meaning to write this for a while. I moved here 10 years ago from Seattle and here's my honest breakdown:

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 3-bed in Maple Ridge. It's better than expected for what you get.

Jobs: The market is wild right now, especially in real estate. If you're in real estate you might struggle.

People: Generally hit or miss. It took about 14 months to build a solid friend group.

Food: pretty good. Tons of options if you like BBQ.
