Is Parker still affordable?

Anyone else feel this way? Military spouse here. The unemployment rate is 2.3%, which is pretty low. With a population of 60,115, Parker is a smaller city. Average temperature is around 50--F, so expect cold winters. It's a a smaller city city with about 60,115 people. Honestly, I think it's a great place if you know where to look. The weather takes some getting used to. Downtown has improved a lot in recent years. Am I overthinking this? There's a real sense of community in certain neighborhoods. Night life is decent if you know the right spots. Traffic can be rough during rush hour, no sugarcoating that. Property taxes are high but you get good services. Public transit needs a lot of work honestly. Property taxes are high but you get good services. Property taxes are high but you get good services. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 38, moved here 4 years ago from Minneapolis. I've lived in Highland and Cedar Grove, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Good internet infrastructure
3. Strong sense of community
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Homeless population growing downtown
3. The weather situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for families. surprisingly good vibes, walkable.
- Cedar Grove: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Minneapolis, everything felt excellent. Rent is about /mo. Groceries are stable. Gas is pricey. You can live comfortably on $100K-$150K here.

**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Gonna give a different perspective here since most replies seem surprisingly good.

I've been here 13 years and I have mixed feelings honestly. The thing nobody mentions is dating scene. It's wild and it affects daily life more than you'd think.

That said, the traffic is legit. And if you're into camping, this place is improving.

Neighborhood matters A LOT here. The Meadowbrook side vs the North side are basically different cities. Make sure you visit both before deciding.

Hope this helps!.

Depends on what you're looking for honestly. If you want dating scene, then yeah this place is great. But if healthcare matters to you, might want to look elsewhere.

I've lived in Westside for about 15 years now, so I can give you a pretty detailed perspective.

I'm still on the fence after all this time. When I first moved here from Portland, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Decent public transit for the size
- The cultural scene scene is better than expected

The downsides:
- Not very walkable outside downtown
- Dating scene is rough

Overall I'd rate it 7/10 for couples. Would recommend to anyone considering it..

Hot take but I love the pace of life here. I know a lot of people disagree but after 4 years here, that's my honest assessment.
