Random thought, I've been here for 5 years and The median home value here is around $121,800, which is actually reasonable. Crime rate is something to consider -Parker sits at 810.7 per 100K. Poverty rate is 26.4%, which is higher than I expected. You can expect to pay around $1,066 for rent here. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look. It's not perfect, but the community is solid. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a teacher, 28, moved here 5 years ago from Austin. I've lived in Greenfield and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Decent public transit for the size
2. Four distinct seasons
3. Good airport with direct flights
4. The people are generally surprisingly good - I found my community within the first year
**What I don't love:**
1. Property taxes are high
2. Limited entertainment options
3. The community vibe situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Greenfield: Great for couples. tough vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Austin, everything felt pretty good. Rent is about /mo. Groceries are wild. Gas is competitive. You can live comfortably on $80K-$80K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've lived in Downtown for about 7 years now, so I can give you a pretty detailed perspective.
I genuinely enjoy living here. When I first moved here from Minneapolis, I was surprised by safety. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Nice parks and green spaces
- Good internet infrastructure
- The safety scene is improving
The downsides:
- Limited public transit options
- Nightlife is limited
Overall I'd rate it 5/10 for families. Give it a chance - it might surprise you..

Gonna give a different perspective here since most replies seem tough.
I've been here 15 years and I have mixed feelings honestly. The thing nobody mentions is traffic. It's manageable and it affects daily life more than you'd think.
That said, the food scene is legit. And if you're into golfing, this place is improving.
Neighborhood matters A LOT here. The Fairview side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

We moved here with our family and it exceeded my expectations. Schools in Westside area are better than expected. Kids love it here.

Came here for a fresh start and stayed because the quality of life is solid. The job market is honestly average and I don't see that changing anytime soon.

Came here for my partner's job and stayed because it's exactly what I was looking for. The nightlife is honestly tough and I don't see that changing anytime soon.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Maple Ridge for 6 years. Moved from Nashville for family. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.
**Employment:**
tech is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is average - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Maple Ridge schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Road conditions need improvement. And public transit can be frustrating.
**Bottom line:**
For families, I'd say this is a 9/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

Renting here right now, paying about /mo for a 3-bedroom. there are trade-offs but the good outweighs the bad. Compared to Miami it's better than expected.
