Curious what people think. Homes are going for about $355,400 on average. It's a a small town city with about 15,880 people. You can expect to pay around $1,402 for rent here. Property taxes are high but you get good services. There's a growing tech scene which is exciting. Would love some local perspective. People here are genuinely friendly, not just surface-level. The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. I'd say it's better for families than young singles. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. The weather takes some getting used to. It's changing fast -some good, some not so much. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting. The suburbs are where most families end up. Downtown has improved a lot in recent years.

We moved here with our family and there are trade-offs but the good outweighs the bad. Schools in Midtown area are average. Kids love it here.

OK so I've been meaning to write this for a while. I moved here 2 years ago from San Francisco and here's my honest breakdown:
Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 3-bed in East. It's hit or miss for what you get.
Jobs: The market is stable right now, especially in healthcare. If you're in real estate you might struggle.
People: Generally pretty good. It took about 8 months to build a solid friend group.
Food: decent. Tons of options if you like Mexican.
Feel free to reach out with questions..

I'm a pharmacist and I've found it's exactly what I was looking for. The community is hit or miss and there's always something going on.

Depends on what you're looking for honestly. If you want dating scene, then yeah this place is great. But if cultural scene matters to you, might want to look elsewhere.

Used to live on the Pine Hills side, now on the Maple Ridge side. Completely different vibe. it's been a really good experience overall.

Gonna give a different perspective here since most replies seem challenging.
I've been here 6 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is job market. It's affordable and it affects daily life more than you'd think.
That said, the dating scene is legit. And if you're into hiking, this place is hit or miss.
Neighborhood matters A LOT here. The Westside side vs the Midtown side are basically different cities. Make sure you visit both before deciding.
Give it a chance - it might surprise you..

Weather-wise, the summers are challenging and winters are affordable. You get used to it after the first year.

Real talk - this place is not for everyone, and I think that's OK.
If you value healthcare, you'll love it. The housing market is genuinely improving and I've found I love the pace of life here. My neighborhood (Highland) is developing and I feel safe walking around at night.
But if you're coming from Portland, be prepared for the culture shock. school system is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you value food scene, you'll love it. The job market is genuinely decent and I've found it's not perfect but it works for me. My neighborhood (Pine Hills) is wild and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. nightlife is completely different here. And Not a lot of cultural diversity.
