Rent vs buy in Parlier -what makes sense?

Alright, I relocated for work and Poverty rate is 27.1%, which is higher than I expected. The unemployment rate is 6.7%, which is concerning. It's a a small town city with about 14,545 people. Rent is about $1,059/month for a decent place. Homes are going for about $236,100 on average. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years.

Pros:
- Great weather
- Friendly people
- Nice parks and trails
- Good schools
- Walkable downtown

Cons:
- Limited public transit
- Limited dining options
- Few job opportunities in some fields
- Far from major airports
- Not enough green space
Any help is appreciated. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. I'd say it's better for families than young singles. The city has invested a lot in new development. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. Gonna give a different perspective here since most replies seem challenging.

I've been here 9 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is community vibe. It's manageable and it affects daily life more than you'd think.

That said, the weather is legit. And if you're into camping, this place is challenging.

Neighborhood matters A LOT here. The Sunset side vs the Fairview side are basically different cities. Make sure you visit both before deciding.

Your mileage may vary depending on what you're looking for..
