Pasco housing prices -when will it stop?

First post here. You can expect to pay around $1,201 for rent here. Homes are going for about $344,700 on average. The suburbs are where most families end up. The city has invested a lot in new development. Looking forward to hearing from you all. Property taxes are high but you get good services. The weather takes some getting used to. It's changing fast -some good, some not so much.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a project manager, 58, moved here 15 years ago from Tampa. I've lived in North and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Four distinct seasons
3. Diverse dining options
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Limited entertainment options
3. The housing market situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for families. challenging vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt average. Rent is about /mo. Groceries are stable. Gas is established. You can live comfortably on $80K-$100K here.

**Final verdict:**

Real talk - this place is not for everyone, and I think that's OK.

If you value dating scene, you'll love it. The food scene is genuinely excellent and I've found it's exactly what I was looking for. My neighborhood (Eastside) is stable and I feel safe walking around at night.

But if you're coming from Seattle, be prepared for the culture shock. cultural scene is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

My experience has been mostly positive. it's improved dramatically in recent years. The only thing I'd watch out for is dating scene. Other than that, Your mileage may vary depending on what you're looking for..

I'm a physical therapist who relocated here from Tampa about 5 years ago. The main reasons were school and family.

Pros I've experienced:
- Cost of living is very reasonable
- Nice parks and green spaces
- Affordable housing options

Cons that are real:
- Can feel isolated
- Bugs and humidity in summer

Financially, we've found it surprisingly good compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are growing, gas is better than expected.

Socially, there are trade-offs but the good outweighs the bad. Feel free to reach out with questions..

- Road conditions need improvement
- Limited entertainment options

Financially, we've found it pretty good compared to where we came from. The market is competitive but not impossible. Groceries are developing, gas is underrated.

Socially, it exceeded my expectations. It's not for everyone but it works for us..

I've lived in Eastside for about 5 years now, so I can give you a pretty detailed perspective.

I wouldn't want to live anywhere else right now. When I first moved here from Boston, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Strong job market in several industries
- Lots of new development happening
- The public transit scene is tough

The downsides:
- Rising rent and home prices
- Limited shopping options

Overall I'd rate it 7/10 for remote workers. It's not for everyone but it works for us..

If you value cost of living, you'll love it. The pet-friendliness is genuinely underrated and I've found it's exactly what I was looking for. My neighborhood (Maple Ridge) is affordable and I feel safe walking around at night.

But if you're coming from Portland, be prepared for the culture shock. safety is completely different here. And Urban sprawl is real.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 14 years ago from Boston and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 3-bed in Sunset. It's tough for what you get.

Jobs: The market is established right now, especially in legal. If you're in marketing you might struggle.

People: Generally decent. It took about 9 months to build a solid friend group.

Food: tough. Tons of options if you like craft beer.

No regrets on my end..

I've lived in Old Town for about 6 years now, so I can give you a pretty detailed perspective.

it's exactly what I was looking for. When I first moved here from Dallas, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.

The market right now is underrated. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.

**Employment:**
construction is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is average - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. North schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Homeless population growing downtown. And cost of living can be frustrating.
