Housing market in Patchogue right now

Not sure if this has been asked before, but Homes are going for about $446,700 on average. Average temperature is around 53--F, so expect cold winters. You can expect to pay around $2,191 for rent here. Poverty rate is 6.1%, which is pretty low. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. Has anyone dealt with this? Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. Night life is decent if you know the right spots. There's a real sense of community in certain neighborhoods. Came here for my partner's job and stayed because I wouldn't want to live anywhere else right now. The weather is honestly surprisingly good and I don't see that changing anytime soon.

Renting here right now, paying about /mo for a 2-bedroom. it's been a really good experience overall. Compared to Charlotte it's improving.
