Rent vs buy in Paterson — what makes sense?

The median home value here is around $335,400, which seems about average. Average temperature is around 55°F, so expect cold winters. Public transit needs a lot of work honestly. Let me know your thoughts. Thanks! The weather takes some getting used to. Property taxes are high but you get good services. It's changing fast — some good, some not so much. Honestly, I think it's a great place if you know where to look.

Gonna give a different perspective here since most replies seem challenging.

I've been here 13 years and it's exactly what I was looking for. The thing nobody mentions is traffic. It's wild and it affects daily life more than you'd think.

That said, the walkability is legit. And if you're into fishing, this place is surprisingly good.

Neighborhood matters A LOT here. The Sunset side vs the South side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..
