Hey folks, My partner and I are Rent is about $1,902/month for a decent place. Household incomes average around $95,278 in Peabody. With a population of 54,180, Peabody is a smaller city. Public transit needs a lot of work honestly. Property taxes are high but you get good services. The weather takes some getting used to. It's not perfect, but the community is solid. It's changing fast -some good, some not so much.

Pros:

- Low crime in most areas
- Close to nature
- Low taxes
- Walkable downtown

Cons:
- Not very walkable
- Lack of diversity
- Mosquitoes and humidity
- Limited cultural events
- Not enough green space

I'd say the biggest thing people don't talk about is school system. it's improved dramatically in recent years. Worth doing your research before committing.

I've lived in Highland for about 11 years now, so I can give you a pretty detailed perspective.

I'm still on the fence after all this time. When I first moved here from Boston, I was surprised by safety. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Friendly community, easy to meet people
- Nice parks and green spaces
- The safety scene is decent

The downsides:
- Summers can be brutally hot
- Far from beaches/mountains

Overall I'd rate it 7/10 for families. It's not for everyone but it works for us..

Bought a house here in 2024 and it's been a really good experience overall. Property values have gone down slightly since then.

Renting here right now, paying about /mo for a 3-bedroom. I love the pace of life here. Compared to Minneapolis it's surprisingly good.

Bought a house here in 2021 and it's not perfect but it works for me. Property values have gone about the same since then.

We moved here with our family and I'm still on the fence after all this time. Schools in Uptown area are hit or miss. Kids love it here.
