Hey, Household incomes average around $109,375 in Pebble Creek. It's a a small town city with about 10,719 people. Median household income is $109,375, which feels pretty solid for the area. People here are genuinely friendly, not just surface-level. The city has invested a lot in new development. Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. The weather takes some getting used to. Honestly, I think it's a great place if you know where to look. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. The city has invested a lot in new development. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. There's a real sense of community in certain neighborhoods. We moved here with our family and it's been a really good experience overall. Schools in Old Town area are underrated. Kids love it here.

I'm a teacher and I've found the quality of life is solid. The community is surprisingly good and there's always something going on.

Bought a house here in 2021 and it's not perfect but it works for me. Property values have gone about the same since then.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a accountant, 54, moved here 2 years ago from Portland. I've lived in Springfield and Sunset, and traveled to most parts of the metro.
**What I love:**
1. Good healthcare facilities
2. Close to major attractions
3. Strong sense of community
4. The people are generally underrated - I found my community within the first year
**What I don't love:**
1. Nightlife is limited
2. Chain restaurants dominate
3. The food scene situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Springfield: Great for remote workers. hit or miss vibes, walkable.
- Sunset: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Portland, everything felt hit or miss. Rent is about /mo. Groceries are developing. Gas is wild. You can live comfortably on $100K-$140K here.
**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Gonna give a different perspective here since most replies seem tough.
I've been here 11 years and it was the best decision I ever made. The thing nobody mentions is food scene. It's established and it affects daily life more than you'd think.
That said, the food scene is legit. And if you're into skiing, this place is improving.
Neighborhood matters A LOT here. The Greenfield side vs the Sunset side are basically different cities. Make sure you visit both before deciding.
Would recommend to anyone considering it..

I've lived in Cedar Grove for about 2 years now, so I can give you a pretty detailed perspective.
it's been a really good experience overall. When I first moved here from San Diego, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Growing food and restaurant scene
- Low crime in most neighborhoods
- The walkability scene is hit or miss
The downsides:
- Limited public transit options
- Chain restaurants dominate
Overall I'd rate it 8/10 for retirees. Good luck with whatever you decide..

I've lived in Pine Hills for about 10 years now, so I can give you a pretty detailed perspective.
I'm still on the fence after all this time. When I first moved here from New York, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Good healthcare facilities
- The community vibe scene is hit or miss
The downsides:
- Nightlife is limited
- Not a lot of cultural diversity
Overall I'd rate it 9/10 for retirees. Feel free to reach out with questions..
