Is it worth buying in Pecan Grove?

So, I'm single, late 30s, and Median household income is $137,275, which feels pretty solid for the area. Average temperature is around 71--F, so it's warm year-round. Rent is about $1,833/month for a decent place. It's a a small town city with about 24,798 people. Poverty rate is 6.7%, which is pretty low. The city has invested a lot in new development. It's not perfect, but the community is solid. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood.

Pros:
- Low crime in most areas
- Good healthcare facilities
- Good internet infrastructure
- Active local events
- Good airport connections

Cons:
- Limited public transit
- Hot summers
- High property taxes
- Homelessness issues downtown
Does this match your experience? Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting. Downtown has improved a lot in recent years. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. OK so I've been meaning to write this for a while. I moved here 5 years ago from Tampa and here's my honest breakdown:

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 1-bed in Riverside. It's underrated for what you get.

Jobs: The market is wild right now, especially in finance. If you're in government you might struggle.

People: Generally solid. It took about 9 months to build a solid friend group.

Food: excellent. Tons of options if you like Vietnamese.

Definitely worth checking out..

Bought a house here in 2017 and I love the pace of life here. Property values have gone up significantly since then.

From a safety perspective, it really depends on the area. Some neighborhoods are solid, others not so much. Do your research on specific streets.

Great question. I'll try to be comprehensive here.

I'm a accountant who relocated here from Denver about 13 years ago. The main reasons were school and my partner's job.

Pros I've experienced:
- Friendly community, easy to meet people
- Good healthcare facilities
- Lots of family-friendly activities

Cons that are real:
- Not a lot of cultural diversity
- Dating scene is rough

Financially, we've found it improving compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are developing, gas is hit or miss.

Socially, it exceeded my expectations. Give it a chance - it might surprise you..
