Been meaning to ask this. I relocated for work and Homes are going for about $118,200 on average. Poverty rate is 9.8%, which is pretty low. With a population of 31,812, Pekin is a smaller city. Rent is about $792/month for a decent place. Property taxes are high but you get good services. It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods. Downtown has improved a lot in recent years.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Cedar Grove for 8 years. Moved from Chicago for weather. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2017 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
real estate is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is underrated - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Limited high-paying job options. And outdoor recreation can be frustrating.
**Bottom line:**

I've been here 11 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is walkability. It's wild and it affects daily life more than you'd think.
That said, the cost of living is legit. And if you're into surfing, this place is underrated.
Neighborhood matters A LOT here. The Sunset side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.
It's not for everyone but it works for us..

I've lived in Fairview for about 13 years now, so I can give you a pretty detailed perspective.
it's improved dramatically in recent years. When I first moved here from Houston, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Lots of new development happening
- The traffic scene is tough
The downsides:
- Summers can be brutally hot
- Can feel isolated
Overall I'd rate it 7/10 for singles. It's not for everyone but it works for us..
