Quick question about Pelham Manor

Longtime lurker here, I work in insurance and The median home value here is around $1,075,300, which is pretty steep. The unemployment rate is 3.2%, which is pretty low. Crime rate is something to consider -Pelham Manor sits at 715.9 per 100K. Night life is decent if you know the right spots. The weather takes some getting used to. The parks and outdoor areas are a huge plus. I'd say it's better for families than young singles. Night life is decent if you know the right spots. Downtown has improved a lot in recent years. Public transit needs a lot of work honestly.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, the quality of life is solid. Would recommend to anyone considering it..

I'm a marketing manager who relocated here from Portland about 8 years ago. The main reasons were retirement and work.

Pros I've experienced:
- Growing food and restaurant scene
- Good healthcare facilities
- Diverse dining options

Cons that are real:
- Property taxes are high
- Homeless population growing downtown

Financially, we've found it decent compared to where we came from. If you look outside the main areas you can find deals. Groceries are manageable, gas is average.

Socially, it's exactly what I was looking for. Give it a chance - it might surprise you..

- Diverse dining options

Cons that are real:
- Limited high-paying job options
- Homeless population growing downtown

Financially, we've found it solid compared to where we came from. Lots of new construction which should help. Groceries are reasonable, gas is average.

Socially, I wouldn't want to live anywhere else right now. Good luck with whatever you decide..

Gonna give a different perspective here since most replies seem pretty good.

I've been here 15 years and it's been a really good experience overall. The thing nobody mentions is dating scene. It's manageable and it affects daily life more than you'd think.

That said, the cost of living is legit. And if you're into photography, this place is hit or miss.

Neighborhood matters A LOT here. The West side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..

If you're remote, this place is great for cost of living. I wouldn't want to live anywhere else right now. Internet is better than expected in most areas.

That said, the cultural scene is legit. And if you're into running, this place is surprisingly good.

Neighborhood matters A LOT here. The Pine Hills side vs the Springfield side are basically different cities. Make sure you visit both before deciding.

My experience has been mostly positive. it's improved dramatically in recent years. The only thing I'd watch out for is school system. Other than that, No regrets on my end..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 57, moved here 11 years ago from Boston. I've lived in West and Lakewood, and traveled to most parts of the metro.

**What I love:**
1. Strong job market in several industries
2. Active local events and festivals
3. Strong sense of community
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Not very walkable outside downtown
3. The cost of living situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for remote workers. excellent vibes, walkable.
- Lakewood: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Boston, everything felt underrated. Rent is about /mo. Groceries are wild. Gas is wild. You can live comfortably on $90K-$110K here.

Real talk - this place is not for everyone, and I think that's OK.

If you value school system, you'll love it. The nightlife is genuinely tough and I've found I'm still on the fence after all this time. My neighborhood (Cedar Grove) is stable and I feel safe walking around at night.

But if you're coming from Seattle, be prepared for the culture shock. outdoor recreation is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
