Biggest downsides of living in Pembroke Pines?

Curious what people think. Just moved here 13 months ago and Crime rate is something to consider — Pembroke Pines sits at 203.3 per 100K. Poverty rate is 7.6%, which is pretty low. Household incomes average around $81,675 in Pembroke Pines. The unemployment rate is 2.6%, which is pretty low. Rent is about $1,910/month for a decent place. Property taxes are high but you get good services. Honestly, I think it's a great place if you know where to look. The parks and outdoor areas are a huge plus. The suburbs are where most families end up.

- Plenty of shopping options

Cons:
- Cold winters
- Limited dining options

Should I be concerned? The food scene here is surprisingly good. Property taxes are high but you get good services. The weather takes some getting used to. It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. Renting here right now, paying about /mo for a 2-bedroom. there are trade-offs but the good outweighs the bad. Compared to Salt Lake City it's average.

Real talk - this place is not for everyone, and I think that's OK.

If you value traffic, you'll love it. The traffic is genuinely decent and I've found it was the best decision I ever made. My neighborhood (Cedar Grove) is established and I feel safe walking around at night.

But if you're coming from Denver, be prepared for the culture shock. weather is completely different here. And Not very walkable outside downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
