Couple moving to Pembroke Pines from out of state

Alright, Just moved here 8 months ago and Poverty rate is 7.6%, which is pretty low. The unemployment rate is 2.6%, which is pretty low. You can expect to pay around $1,910 for rent here. Average temperature is around 76°F, so it's warm year-round. Rent is about $1,910/month for a decent place. It's a very car-dependent city, for better or worse. The suburbs are where most families end up. Would love some local perspective. It's changing fast — some good, some not so much. It's changing fast — some good, some not so much. Downtown has improved a lot in recent years. Property taxes are high but you get good services. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. The weather takes some getting used to. There's a growing tech scene which is exciting. The suburbs are where most families end up. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly. The city has invested a lot in new development. Property taxes are high but you get good services. Cost of living is definitely rising, but still manageable. People here are genuinely friendly, not just surface-level. From a safety perspective, it really depends on the area. Some neighborhoods are improving, others not so much. Do your research on specific streets.

I'm a chef and I've found I have mixed feelings honestly. The community is decent and there's always something going on.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a teacher, 52, moved here 8 years ago from LA. I've lived in Sunset and Greenfield, and traveled to most parts of the metro.

**What I love:**
1. Nice parks and green spaces
2. Lots of new development happening
3. Affordable housing options
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Limited high-paying job options
3. The job market situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Sunset: Great for families. pretty good vibes, walkable.
- Greenfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt average. Rent is about /mo. Groceries are competitive. Gas is competitive. You can live comfortably on $70K-$140K here.

**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Real talk - this place is not for everyone, and I think that's OK.

If you value nightlife, you'll love it. The walkability is genuinely excellent and I've found it's improved dramatically in recent years. My neighborhood (Highland) is stable and I feel safe walking around at night.

But if you're coming from Baltimore, be prepared for the culture shock. dating scene is completely different here. And Not a lot of cultural diversity.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been living here for 2 years and I'd say it's been a really good experience overall. The community vibe is decent compared to other places I've lived. Overall Give it a chance - it might surprise you..

Depends on what you're looking for honestly. If you want dating scene, then yeah this place is great. But if healthcare matters to you, might want to look elsewhere.

I'd say the biggest thing people don't talk about is safety. it's been a really good experience overall. Worth doing your research before committing.

Public transit is average here. You'll probably need a car for most things. there are trade-offs but the good outweighs the bad.

We moved here with our family and it's not perfect but it works for me. Schools in The Heights area are underrated. Kids love it here.

I've lived in Downtown for about 3 years now, so I can give you a pretty detailed perspective.

it's not perfect but it works for me. When I first moved here from Dallas, I was surprised by job market. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Decent public transit for the size
- Close to major attractions
- The pet-friendliness scene is average

The downsides:
- Winters are long and cold
- Nightlife is limited

Overall I'd rate it 6/10 for couples. No regrets on my end..
