Is Pembroke Pines still affordable?

Been meaning to ask this. I work in hospitality and Homes are going for about $411,700 on average. It's a a mid-size city city with about 171K people. Rent is about $1,910/month for a decent place. There's a growing tech scene which is exciting. I'd say it's better for families than young singles. Property taxes are high but you get good services.

Pros:
- Affordable cost of living
- Diverse community
- Lots of new development
- Good airport connections

Cons:
- Limited dining options
- High property taxes
- Poor road conditions
- Limited cultural events
- Chain restaurants dominate
Thanks! Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. There's a growing tech scene which is exciting. It's a very car-dependent city, for better or worse. The city has invested a lot in new development. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. The suburbs are where most families end up. The suburbs are where most families end up. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 35, moved here 1 years ago from Raleigh. I've lived in Oak Park and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Decent public transit for the size
3. Active local events and festivals
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Not a lot of cultural diversity
3. The public transit situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Oak Park: Great for young professionals. underrated vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Raleigh, everything felt challenging. Rent is about /mo. Groceries are pricey. Gas is pricey. You can live comfortably on $90K-$80K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Bought a house here in 2024 and I wouldn't want to live anywhere else right now. Property values have gone down slightly since then.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, there are trade-offs but the good outweighs the bad. Give it a chance - it might surprise you..
