Is Pembroke Pines still affordable?

Been living here since 2013. Average temperature is around 76°F, so it's warm year-round. It's a a mid-size city city with about 171K people. People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look.

Used to live on the Pine Hills side, now on the Lakewood side. Completely different vibe. I have mixed feelings honestly.
