Best coffee shops in Pendleton?

Not sure if this has been asked before, but The median home value here is around $276,400, which seems about average. The unemployment rate is 3.4%, which is pretty low. Average temperature is around 53--F, so expect cold winters. Homes are going for about $276,400 on average. Crime rate is something to consider -Pendleton sits at 321.5 per 100K. I'd say it's better for families than young singles. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. Night life is decent if you know the right spots. There's a real sense of community in certain neighborhoods. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. The city has invested a lot in new development. The weather takes some getting used to. Gonna give a different perspective here since most replies seem underrated.

I've been here 5 years and it's not perfect but it works for me. The thing nobody mentions is cultural scene. It's developing and it affects daily life more than you'd think.

That said, the traffic is legit. And if you're into hiking, this place is underrated.

Neighborhood matters A LOT here. The East side vs the Meadowbrook side are basically different cities. Make sure you visit both before deciding.

Hope this helps!.

If you're remote, this place is great for cost of living. I wouldn't want to live anywhere else right now. Internet is excellent in most areas.

My experience has been mostly positive. I love the pace of life here. The only thing I'd watch out for is housing market. Other than that, Hope this helps!.

Great question. I'll try to be comprehensive here.

I'm a lawyer who relocated here from San Diego about 13 years ago. The main reasons were school and weather.

Pros I've experienced:
- Lots of new development happening
- Affordable housing options
- Good airport with direct flights

Cons that are real:
- Rising rent and home prices
- Property taxes are high

Financially, we've found it surprisingly good compared to where we came from. If you look outside the main areas you can find deals. Groceries are pricey, gas is better than expected.

Socially, there are trade-offs but the good outweighs the bad. Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a electrician, 35, moved here 8 years ago from Dallas. I've lived in Riverside and South, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Active local events and festivals
3. Lots of family-friendly activities
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Property taxes are high
3. The outdoor recreation situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Riverside: Great for remote workers. decent vibes, walkable.
- South: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Dallas, everything felt excellent. Rent is about /mo. Groceries are competitive. Gas is competitive. You can live comfortably on $50K-$140K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

From a safety perspective, it really depends on the area. Some neighborhoods are improving, others not so much. Do your research on specific streets.

Public transit is tough here. You'll probably need a car for most things. I have mixed feelings honestly.
