Pendleton is underrated, change my mind

Hi all, My family moved here when I was a kid. Homes are going for about $276,400 on average. Rent is about $938/month for a decent place. The median home value here is around $276,400, which seems about average. Median household income is $70,179, which feels about average for the area. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. Worth the trade-offs? Thanks! The city has invested a lot in new development.

I've lived in Cedar Grove for about 3 years now, so I can give you a pretty detailed perspective.

I love the pace of life here. When I first moved here from Salt Lake City, I was surprised by cost of living. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Lots of new development happening
- Good airport with direct flights
- The job market scene is better than expected

The downsides:
- Limited public transit options
- Chain restaurants dominate

Overall I'd rate it 7/10 for couples. Give it a chance - it might surprise you..

Real talk - this place is not for everyone, and I think that's OK.

If you value weather, you'll love it. The nightlife is genuinely hit or miss and I've found the quality of life is solid. My neighborhood (Maple Ridge) is competitive and I feel safe walking around at night.

But if you're coming from Austin, be prepared for the culture shock. healthcare is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 9 years. Moved from Seattle for family. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
marketing is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is better than expected - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited shopping options. Dating scene is rough. And cost of living can be frustrating.

**Bottom line:**

OK so I've been meaning to write this for a while. I moved here 6 years ago from Phoenix and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Springfield. It's better than expected for what you get.

Jobs: The market is developing right now, especially in consulting. If you're in marketing you might struggle.

People: Generally decent. It took about 5 months to build a solid friend group.

Food: hit or miss. Tons of options if you like Southern.

Give it a chance - it might surprise you..
