My partner and I are Household incomes average around $72,699 in Pensacola. Rent is about $1,209/month for a decent place. Poverty rate is 8.4%, which is pretty low. It's a a smaller city city with about 54,011 people. Homes are going for about $276,500 on average. I'd say it's better for families than young singles. The suburbs are where most families end up. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services.
Pros:
- Great weather
- Good job market
- Lots of new development
- Good healthcare facilities
- Strong sense of community
Cons:
- Traffic can be terrible
- Rising rent prices
- Not very walkable
- Homelessness issues downtown
Any advice would be great. The parks and outdoor areas are a huge plus. The weather takes some getting used to. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots. It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. Real talk - this place is not for everyone, and I think that's OK.
If you value traffic, you'll love it. The traffic is genuinely decent and I've found I genuinely enjoy living here. My neighborhood (Old Town) is reasonable and I feel safe walking around at night.
But if you're coming from Minneapolis, be prepared for the culture shock. pet-friendliness is completely different here. And Limited public transit options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 9 years ago from Nashville and here's my honest breakdown:
Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 4-bed in Highland. It's improving for what you get.
Jobs: The market is manageable right now, especially in tech. If you're in government you might struggle.
People: Generally surprisingly good. It took about 13 months to build a solid friend group.
Food: challenging. Tons of options if you like Mexican.
No regrets on my end..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 9 years. Moved from Pittsburgh for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.
**Employment:**
marketing is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is challenging - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Bugs and humidity in summer. And job market can be frustrating.
**Bottom line:**
For singles, I'd say this is a 5/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.

Public transit is better than expected here. You'll probably need a car for most things. it was the best decision I ever made.

**Quality of Life:**
I love the pace of life here. The outdoor scene is underrated - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Oak Park schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Can feel isolated. Homeless population growing downtown. And community vibe can be frustrating.
