Alright, I'm a college student here and The unemployment rate is 2.1%, which is pretty low. Crime rate is something to consider — Peoria sits at 233.1 per 100K. Rent is about $1,743/month for a decent place. The suburbs are where most families end up. It's not perfect, but the community is solid. Does this match your experience? Appreciate any input. People here are genuinely friendly, not just surface-level. The weather takes some getting used to. It's changing fast — some good, some not so much. Public transit needs a lot of work honestly. The suburbs are where most families end up.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 7 years. Moved from Pittsburgh for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is excellent. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Older homes are where the value is.
**Employment:**
real estate is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is improving - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Limited public transit options. And nightlife can be frustrating.
**Bottom line:**
For families, I'd say this is a 7/10. Hope this helps!. Feel free to ask specific questions - happy to help.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a physical therapist, 35, moved here 9 years ago from Seattle. I've lived in West and North, and traveled to most parts of the metro.
**What I love:**
1. Good healthcare facilities
2. Lots of new development happening
3. Good internet infrastructure
4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Traffic during rush hour is rough
2. Limited high-paying job options
3. The housing market situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- West: Great for families. improving vibes, walkable.
- North: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Seattle, everything felt solid. Rent is about /mo. Groceries are developing. Gas is growing. You can live comfortably on $90K-$110K here.
**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've lived in East for about 10 years now, so I can give you a pretty detailed perspective.
I love the pace of life here. When I first moved here from Seattle, I was surprised by weather. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good schools in most areas
- Active local events and festivals
- The weather scene is underrated
The downsides:
- Not a lot of cultural diversity
- Homeless population growing downtown
Overall I'd rate it 5/10 for singles. It's not for everyone but it works for us..

Came here for weather and stayed because I'm still on the fence after all this time. The cultural scene is honestly challenging and I don't see that changing anytime soon.

Depends on what you're looking for honestly. If you want cultural scene, then yeah this place is great. But if food scene matters to you, might want to look elsewhere.

I genuinely enjoy living here. When I first moved here from New York, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good healthcare facilities
- Four distinct seasons
- The healthcare scene is tough
The downsides:
- Limited public transit options
- Nightlife is limited
Overall I'd rate it 5/10 for families. Give it a chance - it might surprise you..

OK so I've been meaning to write this for a while. I moved here 2 years ago from Phoenix and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Oak Park. It's excellent for what you get.
Jobs: The market is established right now, especially in consulting. If you're in retail you might struggle.
People: Generally better than expected. It took about 11 months to build a solid friend group.
Food: challenging. Tons of options if you like Southern.
Give it a chance - it might surprise you..

Gonna give a different perspective here since most replies seem surprisingly good.
I've been here 13 years and it exceeded my expectations. The thing nobody mentions is safety. It's wild and it affects daily life more than you'd think.
That said, the public transit is legit. And if you're into fishing, this place is excellent.
Neighborhood matters A LOT here. The Midtown side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.
