So, Homes are going for about $331,400 on average. The median home value here is around $331,400, which seems about average. The food scene here is surprisingly good. It's not perfect, but the community is solid. Worth the trade-offs?

Renting here right now, paying about /mo for a 2-bedroom. I wouldn't want to live anywhere else right now. Compared to Houston it's better than expected.

As someone who grew up here, the quality of life is solid. A lot has changed in the past few years though. weather used to be much wild but now it's average.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a sales manager, 47, moved here 15 years ago from San Diego. I've lived in Maple Ridge and Downtown, and traveled to most parts of the metro.
**What I love:**
1. Growing food and restaurant scene
2. Lots of new development happening
3. Close to major attractions
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Limited public transit options
2. Property taxes are high
3. The walkability situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Maple Ridge: Great for remote workers. surprisingly good vibes, walkable.
- Downtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Diego, everything felt decent. Rent is about /mo. Groceries are growing. Gas is competitive. You can live comfortably on $100K-$120K here.
**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Great question. I'll try to be comprehensive here.
I'm a lawyer who relocated here from Dallas about 2 years ago. The main reasons were retirement and school.
Pros I've experienced:
- Good schools in most areas
- Active local events and festivals
- Diverse dining options
Cons that are real:
- Limited public transit options
- Not very walkable outside downtown
Financially, we've found it tough compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are affordable, gas is tough.
Socially, I genuinely enjoy living here. Hope this helps!.

I'm a sales manager and I've found it's improved dramatically in recent years. The community is average and there's always something going on.
