Best hidden gems in Perris

Hello, I've been here for 17 years and Poverty rate is 9.3%, which is pretty low. It's not perfect, but the community is solid. Am I wrong here? Thanks!

OK so I've been meaning to write this for a while. I moved here 13 years ago from San Francisco and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 1-bed in Highland. It's challenging for what you get.

Jobs: The market is wild right now, especially in retail. If you're in government you might struggle.

People: Generally excellent. It took about 4 months to build a solid friend group.

Food: underrated. Tons of options if you like BBQ.

Would recommend to anyone considering it..

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 4-bed in East. It's solid for what you get.

Jobs: The market is developing right now, especially in construction. If you're in legal you might struggle.

People: Generally surprisingly good. It took about 9 months to build a solid friend group.

Food: better than expected. Tons of options if you like farm-to-table.

Real talk - this place is not for everyone, and I think that's OK.

If you value traffic, you'll love it. The housing market is genuinely pretty good and I've found it's improved dramatically in recent years. My neighborhood (East) is manageable and I feel safe walking around at night.

But if you're coming from Salt Lake City, be prepared for the culture shock. public transit is completely different here. And Not very walkable outside downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I'd say the biggest thing people don't talk about is dating scene. there are trade-offs but the good outweighs the bad. Worth doing your research before committing.

I'm a data analyst who relocated here from San Francisco about 12 years ago. The main reasons were weather and school.

Pros I've experienced:
- Cost of living is very reasonable
- Strong job market in several industries
- Good internet infrastructure

Cons that are real:
- Summers can be brutally hot
- Bugs and humidity in summer

Financially, we've found it tough compared to where we came from. Older homes are where the value is. Groceries are affordable, gas is tough.

Socially, it exceeded my expectations. Would recommend to anyone considering it..

Background: I'm a marketing manager, 36, moved here 15 years ago from Chicago. I've lived in Maple Ridge and Oak Park, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Active local events and festivals
3. Strong sense of community
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Chain restaurants dominate
3. The community vibe situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Maple Ridge: Great for young professionals. surprisingly good vibes, walkable.
- Oak Park: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Chicago, everything felt hit or miss. Rent is about /mo. Groceries are wild. Gas is affordable. You can live comfortably on $40K-$150K here.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Fairview for 10 years. Moved from New York for school. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2016 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
engineering is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is excellent - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Fairview schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Road conditions need improvement. And food scene can be frustrating.
