Rent vs buy in Perris -what makes sense?

Hey everyone, My partner and I are Crime rate is something to consider -Perris sits at 325.5 per 100K. Homes are going for about $431,900 on average. The parks and outdoor areas are a huge plus. Anyone in a similar situation? Traffic can be rough during rush hour, no sugarcoating that.

My experience has been mostly positive. I love the pace of life here. The only thing I'd watch out for is cultural scene. Other than that, Good luck with whatever you decide..
