Is it worth buying in Perryton?

Hello, Been living here since 2007. Average temperature is around 59--F, so the weather is moderate. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable.

I've been in Old Town for 6 years. Moved from Raleigh for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2019 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.

**Employment:**
government is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is challenging - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Old Town schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Road conditions need improvement. And job market can be frustrating.

**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a HR manager, 32, moved here 4 years ago from Denver. I've lived in West and Cedar Grove, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Nice parks and green spaces
3. Good healthcare facilities
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Homeless population growing downtown
2. Bugs and humidity in summer
3. The outdoor recreation situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for singles. improving vibes, walkable.
- Cedar Grove: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Denver, everything felt hit or miss. Rent is about /mo. Groceries are competitive. Gas is wild. You can live comfortably on $100K-$90K here.

**Final verdict:**

As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. job market used to be much reasonable but now it's better than expected.
