Pflugerville housing prices -when will it stop?

Hey everyone, Household incomes average around $112,656 in Pflugerville. Homes are going for about $354,900 on average. Poverty rate is 3.3%, which is pretty low. The weather takes some getting used to. The city has invested a lot in new development. I'd say it's better for families than young singles. What neighborhoods would you suggest? It's changing fast -some good, some not so much. Property taxes are high but you get good services. The weather takes some getting used to. Property taxes are high but you get good services. Night life is decent if you know the right spots. There's a growing tech scene which is exciting. It's changing fast -some good, some not so much. The city has invested a lot in new development.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 53, moved here 3 years ago from Austin. I've lived in Fairview and Westside, and traveled to most parts of the metro.

**What I love:**
1. Decent public transit for the size
2. Strong job market in several industries
3. Good internet infrastructure
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Nightlife is limited
2. Road conditions need improvement
3. The outdoor recreation situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for singles. excellent vibes, walkable.
- Westside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Austin, everything felt pretty good. Rent is about /mo. Groceries are reasonable. Gas is affordable. You can live comfortably on $50K-$130K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

OK so I've been meaning to write this for a while. I moved here 3 years ago from Salt Lake City and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in Downtown. It's challenging for what you get.

Jobs: The market is manageable right now, especially in marketing. If you're in real estate you might struggle.

People: Generally hit or miss. It took about 8 months to build a solid friend group.

Food: decent. Tons of options if you like Indian.

Happy to answer more specific questions..

As someone who grew up here, it's been a really good experience overall. A lot has changed in the past few years though. cost of living used to be much wild but now it's pretty good.

Bought a house here in 2018 and it's been a really good experience overall. Property values have gone up significantly since then.

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.
