Things Pharr needs to improve

Curious what people think. It's a a smaller city city with about 79,809 people. Median household income is $49,884, which feels on the lower side for the area. There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood. Appreciate any input. Downtown has improved a lot in recent years.

Public transit is solid here. You'll probably need a car for most things. it's not perfect but it works for me.

Bought a house here in 2017 and it was the best decision I ever made. Property values have gone up a bit since then.

I'd say the biggest thing people don't talk about is traffic. I genuinely enjoy living here. Worth doing your research before committing.

If you're remote, this place is great for cost of living. I wouldn't want to live anywhere else right now. Internet is average in most areas.
