Is Philomath a good place to live?

Been meaning to ask this. I'm a 43-year-old HR manager and It's a a small town city with about 5,537 people. The median home value here is around $375,600, which seems about average. Household incomes average around $83,373 in Philomath. Poverty rate is 3.2%, which is pretty low. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly. Night life is decent if you know the right spots.

Pros:
- Good job market
- Lots of new development
- Good internet infrastructure
- Active local events

Cons:
- Limited public transit
- Hot summers
- Limited dining options
- Homelessness issues downtown
- Not enough green space
Thoughts? The suburbs are where most families end up. The food scene here is surprisingly good. It's a very car-dependent city, for better or worse. Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. The food scene here is surprisingly good.
