Rent vs buy in Picayune -what makes sense?

Hey everyone, With a population of 11,839, Picayune is a small town. You can expect to pay around $907 for rent here. Household incomes average around $37,270 in Picayune. The median home value here is around $146,500, which is actually reasonable. I'd say it's better for families than young singles. Honestly, I think it's a great place if you know where to look. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a electrician, 26, moved here 14 years ago from Seattle. I've lived in South and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Decent public transit for the size
2. Lots of new development happening
3. Lots of family-friendly activities
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Limited high-paying job options
3. The school system situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- South: Great for remote workers. underrated vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt surprisingly good. Rent is about /mo. Groceries are competitive. Gas is competitive. You can live comfortably on $100K-$90K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've lived in Midtown for about 4 years now, so I can give you a pretty detailed perspective.

it's improved dramatically in recent years. When I first moved here from Atlanta, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Strong job market in several industries
- The public transit scene is hit or miss

The downsides:
- Summers can be brutally hot
- Not very walkable outside downtown

Overall I'd rate it 5/10 for retirees. Good luck with whatever you decide..

Bought a house here in 2024 and the quality of life is solid. Property values have gone about the same since then.

OK so I've been meaning to write this for a while. I moved here 13 years ago from Houston and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in The Heights. It's surprisingly good for what you get.

Jobs: The market is pricey right now, especially in healthcare. If you're in finance you might struggle.

People: Generally better than expected. It took about 14 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like sushi.

Your mileage may vary depending on what you're looking for..

We moved here with our family and it's not perfect but it works for me. Schools in Greenfield area are average. Kids love it here.
