Most overrated things about Pico Rivera

Hey everyone, I'm a remote worker and With a population of 60,821, Pico Rivera is a smaller city. Rent is about $1,775/month for a decent place. Average temperature is around 65--F, so the weather is moderate. Homes are going for about $621,400 on average. Poverty rate is 8.2%, which is pretty low. The city has invested a lot in new development. It's a very car-dependent city, for better or worse. There's a real sense of community in certain neighborhoods.

Pros:
- Good job market
- Nice parks and trails
- Lots of new development
- Strong sense of community
- Good internet infrastructure

Cons:
- Traffic can be terrible
- Not very walkable
- Limited dining options
- Far from major airports
Should I be concerned? Property taxes are high but you get good services. Cost of living is definitely rising, but still manageable. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. Night life is decent if you know the right spots. It's changing fast -some good, some not so much.
