Pine Bluff housing prices -when will it stop?

Not sure if this has been asked before, but We have two kids and Poverty rate is 22.0%, which is higher than I expected. With a population of 40,436, Pine Bluff is a smaller city. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look. What are your go-to spots? There's a growing tech scene which is exciting. The parks and outdoor areas are a huge plus. Honestly, I think it's a great place if you know where to look.
