Worst things about Pine Crest nobody talks about

Hey folks, Been living here since 2011. Rent is about $735/month for a decent place. Downtown has improved a lot in recent years. The suburbs are where most families end up. What do you all think? Thanks in advance! It's changing fast -some good, some not so much.
