Pine Hills vs Dallas -which is better?

OK so I'm single, late 40s, and The median home value here is around $233,700, which is actually reasonable. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. Downtown has improved a lot in recent years. Public transit needs a lot of work honestly. Property taxes are high but you get good services. I've been in North for 9 years. Moved from Portland for work. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.

**Employment:**
education is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is hit or miss - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. North schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Limited entertainment options. And walkability can be frustrating.

**Bottom line:**

- Strong job market in several industries
- Strong sense of community

Cons that are real:
- Dating scene is rough
- Limited entertainment options

Financially, we've found it better than expected compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are competitive, gas is average.

Socially, it's improved dramatically in recent years. It's not for everyone but it works for us..

I'm a contractor who relocated here from Pittsburgh about 7 years ago. The main reasons were my partner's job and a job opportunity.

Pros I've experienced:
- Growing food and restaurant scene
- Nice parks and green spaces
- Good airport with direct flights

Cons that are real:
- Winters are long and cold
- Rising rent and home prices

Financially, we've found it surprisingly good compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are affordable, gas is solid.

Socially, it's not perfect but it works for me. Would recommend to anyone considering it..

Real talk - this place is not for everyone, and I think that's OK.

If you value food scene, you'll love it. The nightlife is genuinely hit or miss and I've found I genuinely enjoy living here. My neighborhood (Uptown) is growing and I feel safe walking around at night.

But if you're coming from Nashville, be prepared for the culture shock. weather is completely different here. And Nightlife is limited.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
