Starting a business in Pine Hills?

So, Been living here since 2007. Household incomes average around $55,692 in Pine Hills. It's a a smaller city city with about 82,264 people. With a population of 82,264, Pine Hills is a smaller city. The suburbs are where most families end up. Public transit needs a lot of work honestly. Am I wrong here? As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. pet-friendliness used to be much growing but now it's excellent.

My experience has been mostly positive. I genuinely enjoy living here. The only thing I'd watch out for is pet-friendliness. Other than that, No regrets on my end..

Real talk - this place is not for everyone, and I think that's OK.

If you value traffic, you'll love it. The pet-friendliness is genuinely decent and I've found I have mixed feelings honestly. My neighborhood (Cedar Grove) is manageable and I feel safe walking around at night.

But if you're coming from LA, be prepared for the culture shock. safety is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I'm a nurse who relocated here from Salt Lake City about 12 years ago. The main reasons were a fresh start and weather.

Pros I've experienced:
- Decent public transit for the size
- Active local events and festivals
- Strong sense of community

Cons that are real:
- Not very walkable outside downtown
- Can feel isolated

Financially, we've found it underrated compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are stable, gas is better than expected.

Socially, I genuinely enjoy living here. Definitely worth checking out..

OK so I've been meaning to write this for a while. I moved here 12 years ago from Austin and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 3-bed in Cedar Grove. It's decent for what you get.

Jobs: The market is stable right now, especially in education. If you're in retail you might struggle.

People: Generally pretty good. It took about 6 months to build a solid friend group.

Food: challenging. Tons of options if you like sushi.

The market right now is tough. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
engineering is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is decent - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
