What to expect moving to Pine Hills?

Longtime lurker here, I'm a nurse at the local hospital and Median household income is $55,692, which feels about average for the area. The median home value here is around $233,700, which is actually reasonable. There's a growing tech scene which is exciting. The city has invested a lot in new development. Am I overthinking this? Thanks! It's changing fast -some good, some not so much. The suburbs are where most families end up. The weather takes some getting used to. Cost of living is definitely rising, but still manageable. I've been in Oak Park for 11 years. Moved from Charlotte for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.

**Employment:**
construction is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is decent - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Oak Park schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Can feel isolated. And healthcare can be frustrating.

**Bottom line:**

Background: I'm a chef, 28, moved here 8 years ago from Denver. I've lived in Downtown and Westside, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Good internet infrastructure
3. Lots of family-friendly activities
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Limited shopping options
2. Limited entertainment options
3. The weather situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**

Great question. I'll try to be comprehensive here.

I'm a nurse who relocated here from Seattle about 3 years ago. The main reasons were weather and cost of living.

Pros I've experienced:
- Great outdoor activities nearby
- Strong job market in several industries
- Close to major attractions

Cons that are real:
- Traffic during rush hour is rough
- Homeless population growing downtown

Financially, we've found it solid compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are reasonable, gas is improving.

Socially, it's exactly what I was looking for. It's not for everyone but it works for us..
