Curious what people think. Been living here since 2010. With a population of 18,835, Pinole is a small town. The median home value here is around $697,100, which is pretty steep. I'd say it's better for families than young singles. Am I wrong here?

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a pharmacist, 44, moved here 14 years ago from Charlotte. I've lived in Cedar Grove and South, and traveled to most parts of the metro.
**What I love:**
1. Lots of new development happening
2. Active local events and festivals
3. Strong sense of community
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Chain restaurants dominate
2. Road conditions need improvement
3. The cultural scene situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Cedar Grove: Great for couples. average vibes, walkable.
- South: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Charlotte, everything felt underrated. Rent is about /mo. Groceries are reasonable. Gas is wild. You can live comfortably on $90K-$150K here.
