Is it worth buying in Pinole?

Been meaning to ask this. My family moved here when I was a kid. Poverty rate is 4.0%, which is pretty low. Homes are going for about $697,100 on average. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable. Does this match your experience? The school system varies a lot by neighborhood.

Weather-wise, the summers are excellent and winters are growing. You get used to it after the first year.
