Affordable areas near Placerville?

Not sure if this has been asked before, but Just moved here 5 months ago and It's a a small town city with about 10,730 people. Median household income is $70,602, which feels about average for the area. Cost of living is definitely rising, but still manageable. What neighborhoods would you suggest? Thanks for reading.

I'd say the biggest thing people don't talk about is school system. I'm still on the fence after all this time. Worth doing your research before committing.

Great question. I'll try to be comprehensive here.

I'm a physical therapist who relocated here from LA about 12 years ago. The main reasons were a fresh start and school.

Pros I've experienced:
- Growing food and restaurant scene
- Affordable housing options
- Lots of family-friendly activities

Cons that are real:
- Road conditions need improvement
- Far from beaches/mountains

Financially, we've found it solid compared to where we came from. Lots of new construction which should help. Groceries are reasonable, gas is solid.

Socially, I'm still on the fence after all this time. Would recommend to anyone considering it..

We moved here with our family and I have mixed feelings honestly. Schools in Springfield area are decent. Kids love it here.

Hot take but I love the pace of life here. I know a lot of people disagree but after 11 years here, that's my honest assessment.

Real talk - this place is not for everyone, and I think that's OK.

If you value school system, you'll love it. The public transit is genuinely improving and I've found I wouldn't want to live anywhere else right now. My neighborhood (West) is affordable and I feel safe walking around at night.

But if you're coming from Baltimore, be prepared for the culture shock. public transit is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Public transit is tough here. You'll probably need a car for most things. it's not perfect but it works for me.
