Longtime lurker here, I'm a remote worker and Poverty rate is 0.9%, which is pretty low. Rent is about $3,026/month for a decent place. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse. Am I wrong here? Property taxes are high but you get good services. Great question. I'll try to be comprehensive here.
I'm a real estate agent who relocated here from LA about 12 years ago. The main reasons were my partner's job and quality of life.
Pros I've experienced:
- Decent public transit for the size
- Lots of new development happening
- Diverse dining options
Cons that are real:
- Limited high-paying job options
- Property taxes are high
Financially, we've found it hit or miss compared to where we came from. Older homes are where the value is. Groceries are developing, gas is tough.
Socially, it's not perfect but it works for me. Hope this helps!.

That said, the food scene is legit. And if you're into skiing, this place is underrated.
Neighborhood matters A LOT here. The Pine Hills side vs the Meadowbrook side are basically different cities. Make sure you visit both before deciding.

That said, the weather is legit. And if you're into mountain biking, this place is hit or miss.
Neighborhood matters A LOT here. The Lakewood side vs the North side are basically different cities. Make sure you visit both before deciding.

Pros I've experienced:
- Friendly community, easy to meet people
- Four distinct seasons
- Lots of family-friendly activities
Cons that are real:
- Traffic during rush hour is rough
- Not a lot of cultural diversity
Financially, we've found it hit or miss compared to where we came from. If you look outside the main areas you can find deals. Groceries are reasonable, gas is tough.
Socially, it exceeded my expectations. Give it a chance - it might surprise you..
