Plainview in the winter -how bad?

Curious what people think. We're a young couple and Average temperature is around 54--F, so expect cold winters. Household incomes average around $185,531 in Plainview. It's a a smaller city city with about 26,251 people. The unemployment rate is 2.2%, which is pretty low. It's not perfect, but the community is solid. The city has invested a lot in new development. Downtown has improved a lot in recent years. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. Let me know your thoughts. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a contractor, 54, moved here 12 years ago from Dallas. I've lived in South and Highland, and traveled to most parts of the metro.

**What I love:**
1. Decent public transit for the size
2. Close to major attractions
3. Strong sense of community
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Far from beaches/mountains
3. The healthcare situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- South: Great for couples. excellent vibes, walkable.
- Highland: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Dallas, everything felt underrated. Rent is about /mo. Groceries are reasonable. Gas is wild. You can live comfortably on $80K-$100K here.

**Final verdict:**

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it exceeded my expectations. It's not for everyone but it works for us..

We moved here with our family and I wouldn't want to live anywhere else right now. Schools in Cedar Grove area are decent. Kids love it here.
