Affordable areas near Plant City?

So, Rent is about $1,334/month for a decent place. The median home value here is around $251,500, which seems about average. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. What do you all think? There's a real sense of community in certain neighborhoods. Property taxes are high but you get good services. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a lawyer, 48, moved here 5 years ago from San Francisco. I've lived in North and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Good schools in most areas
3. Nice parks and green spaces
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Not a lot of cultural diversity
3. The pet-friendliness situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for singles. surprisingly good vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Francisco, everything felt decent. Rent is about /mo. Groceries are wild. Gas is established. You can live comfortably on $100K-$90K here.

**Final verdict:**
