I've been in Pine Hills for 15 years. Moved from Austin for weather. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
manufacturing is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is underrated - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Can feel isolated. And cultural scene can be frustrating.

**Bottom line:**

Background: I'm a project manager, 37, moved here 14 years ago from Miami. I've lived in East and Downtown, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Strong job market in several industries
3. Good internet infrastructure
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Homeless population growing downtown
3. The walkability situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for families. surprisingly good vibes, walkable.
- Downtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Miami, everything felt solid. Rent is about /mo. Groceries are growing. Gas is wild. You can live comfortably on $40K-$120K here.

**What I love:**
1. Nice parks and green spaces
2. Lots of new development happening

4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Not very walkable outside downtown
3. The job market situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Lakewood: Great for young professionals. hit or miss vibes, walkable.
- Maple Ridge: More affordable, family-friendly.

**Neighborhoods I'd avoid:**

Renting here right now, paying about /mo for a 4-bedroom. I wouldn't want to live anywhere else right now. Compared to Phoenix it's challenging.
