Is Pleasant View getting better or worse?

Alright, We have two kids and Rent is about $1,710/month for a decent place. Homes are going for about $526,400 on average. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. What would you do? People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly. The city has invested a lot in new development.

Renting here right now, paying about /mo for a 4-bedroom. it's been a really good experience overall. Compared to Seattle it's solid.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a lawyer, 26, moved here 8 years ago from Nashville. I've lived in Riverside and Midtown, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Active local events and festivals
3. Diverse dining options
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Limited high-paying job options
2. Far from beaches/mountains
3. The food scene situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Riverside: Great for singles. excellent vibes, walkable.
- Midtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Nashville, everything felt excellent. Rent is about /mo. Groceries are developing. Gas is manageable. You can live comfortably on $70K-$140K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I'm a HR manager and I've found there are trade-offs but the good outweighs the bad. The community is average and there's always something going on.
