Average temperature is around 58--F, so the weather is moderate. Homes are going for about $1,432,300 on average. Crime rate is something to consider -Pleasanton sits at 133.3 per 100K. The median home value here is around $1,432,300, which is pretty steep. The city has invested a lot in new development. It's not perfect, but the community is solid. What do you all think? Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. The weather takes some getting used to. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. The weather takes some getting used to.

OK so I've been meaning to write this for a while. I moved here 5 years ago from Nashville and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Downtown. It's better than expected for what you get.
Jobs: The market is established right now, especially in retail. If you're in tech you might struggle.
People: Generally decent. It took about 8 months to build a solid friend group.
Food: pretty good. Tons of options if you like Thai.
It's not for everyone but it works for us..

Hot take but I love the pace of life here. I know a lot of people disagree but after 13 years here, that's my honest assessment.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a pharmacist, 24, moved here 7 years ago from Salt Lake City. I've lived in Riverside and Eastside, and traveled to most parts of the metro.
**What I love:**
1. Low crime in most neighborhoods
2. Close to major attractions
3. Strong sense of community
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Limited high-paying job options
2. Can feel isolated
3. The weather situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Riverside: Great for young professionals. surprisingly good vibes, walkable.
- Eastside: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Salt Lake City, everything felt better than expected. Rent is about /mo. Groceries are manageable. Gas is competitive. You can live comfortably on $90K-$150K here.
**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
