Poverty rate is 14.9%, which is around average. There's a growing tech scene which is exciting. Would love some local perspective. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots. The suburbs are where most families end up.

OK so I've been meaning to write this for a while. I moved here 14 years ago from Baltimore and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 1-bed in North. It's decent for what you get.
Jobs: The market is pricey right now, especially in education. If you're in engineering you might struggle.
People: Generally decent. It took about 9 months to build a solid friend group.
Food: challenging. Tons of options if you like sushi.
Would recommend to anyone considering it..

From a safety perspective, it really depends on the area. Some neighborhoods are challenging, others not so much. Do your research on specific streets.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 2 years. Moved from New York for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2017 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
manufacturing is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is average - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Limited entertainment options. And walkability can be frustrating.
**Bottom line:**
For singles, I'd say this is a 6/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.

OK so I've been meaning to write this for a while. I moved here 1 years ago from New York and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in Old Town. It's underrated for what you get.
Jobs: The market is competitive right now, especially in manufacturing. If you're in tech you might struggle.
People: Generally better than expected. It took about 7 months to build a solid friend group.
Food: pretty good. Tons of options if you like farm-to-table.
