The city has invested a lot in new development. There's a growing tech scene which is exciting. People here are genuinely friendly, not just surface-level. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse. The school system varies a lot by neighborhood. Real talk - this place is not for everyone, and I think that's OK.
If you value traffic, you'll love it. The housing market is genuinely challenging and I've found I wouldn't want to live anywhere else right now. My neighborhood (Westside) is affordable and I feel safe walking around at night.
But if you're coming from Austin, be prepared for the culture shock. housing market is completely different here. And Limited high-paying job options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I'm a project manager who relocated here from Portland about 2 years ago. The main reasons were work and a fresh start.
Pros I've experienced:
- Friendly community, easy to meet people
- Good schools in most areas
- Close to major attractions
Cons that are real:
- Limited public transit options
- Homeless population growing downtown
Financially, we've found it average compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are manageable, gas is surprisingly good.
Socially, there are trade-offs but the good outweighs the bad. Would recommend to anyone considering it..

I've been here 2 years and it's not perfect but it works for me. The thing nobody mentions is job market. It's reasonable and it affects daily life more than you'd think.
That said, the outdoor recreation is legit. And if you're into running, this place is excellent.
Neighborhood matters A LOT here. The Downtown side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.

OK so I've been meaning to write this for a while. I moved here 2 years ago from Houston and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 2-bed in The Heights. It's pretty good for what you get.
Jobs: The market is growing right now, especially in education. If you're in real estate you might struggle.
People: Generally decent. It took about 12 months to build a solid friend group.
Food: better than expected. Tons of options if you like seafood.

**Employment:**
manufacturing is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
the quality of life is solid. The outdoor scene is solid - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Lakewood schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Property taxes are high. And pet-friendliness can be frustrating.
